FAQs for Preston

Are there drone restrictions around Preston?

Normally it comes down to two things: the airspace at the address and the weather. Preston is about 2 miles from the edge of the flight restriction zone around Luton Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. High wind or heavy rain also stops a small drone flying.

Is my home in Preston listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. The written report follows by email.

Is this a RICS survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will I get photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

How a drone roof survey works in Preston

Before any flight, we check the airspace. Near protected airports such as Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Central London has restricted areas of its own, which need NATS permission. If permission is not given, we inspect by other means and tell you. Prison sites also have drone restriction zones. We survey chimney stacks, fragile roofs and valleys and parapet gutters, and the problems we’re asked to look at most are moss building up on slopes and in gutters and wind damage high on the roof.

Somewhere as small as Preston, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a village or hamlet like Preston, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

Advice

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

What a survey costs

Several things affect the price of a survey:

  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight

Every price we give includes VAT, and the report isn’t charged as an extra. Drone roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you contact us

Here’s what helps us most when you get in touch:

  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window
  • Dates you are working to, like exchange
  • Where any leaks, stains or damp patches show inside

To book a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We will confirm the price before booking.

Airspace, weather and Preston roofs

The flight restriction zone around Luton Airport comes within about 2 miles of Preston. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

For site and facilities teams at buildings such as Preston Primary School, a drone or thermal camera can show a large roof in a single visit. With Knebworth House about 3.9 miles south-east, the area around Preston has a long history. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera does not touch the roof itself.

Preston is about 3 miles south of Hitchin, in Hertfordshire. We visit Preston as part of our work across Hertfordshire, for homes and businesses alike. Preston is one of the places in Hertfordshire where we work for drone roof surveys. There is also a page for Milton Keynes.

Surveys in SG4 work the same way as everywhere else we cover. You will find streets such as The Green, Church Lane and School Lane, all of which we cover. Neighbouring places we cover for drone roof surveys include Temple Dinsley (1 mile east), Poynders End (1 mile east), Langley End (1 mile south-east), Little Almshoe (1 mile north-east) and St Ibbs (1 mile north-east). Within a short drive, we also cover Hemel Hempstead (13 miles south-west), Stevenage (4 miles east), St Albans (11 miles south), Welwyn Garden City (9 miles south-east), Harpenden (7 miles south-west) and Hitchin (3 miles north).

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • Flights in strong wind or a downpour
  • The underside of the roof (that needs an inside check)

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Valleys and parapet gutters
  • Fragile roofs
  • Tall and steep roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Large and complex roofs

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Do you need a drone roof survey in Preston?

Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until water overflows inside. From above, they’re easy to see.

Problems we come across frequently include:

  • Loose ridge and hip tiles
  • Eroded pointing on a chimney stack
  • Worn lead at chimneys and walls
  • Outlets choked with leaves and silt

If yours is one of the older homes in the streets near Church of St Martin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Choosing a roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What’s outside the scope of the survey
  • How much experience they have with roofs like yours
  • Do they have a CAA Flyer ID and Operator ID for drone work?
