Questions from Flamstead

Does a conservation area affect roof work in Flamstead?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Flamstead within the area you cover?

Yes, Flamstead is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What does the report include?

A photo-illustrated written report, covering the condition of the chimney stack, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What do you check on a chimney?

The whole stack, as far as it can safely be seen: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

How much does a chimney survey cost in Flamstead?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

My chimney looks like it is leaning. What should I do?

Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can confirm whether it is stable.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Chimney survey in Flamstead: what you get

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. Common reasons to book are a chimney out of line and flashings pulling away from the stack, across chimney pots and cowls, brick chimney stacks and flaunching.

In a small place like Flamstead, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Why it’s worth a survey now in Flamstead

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. In a place like Flamstead, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

How the survey changes by roof type

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What a chimney survey looks like in Flamstead

Childwickbury Manor, about 4.6 miles south-east, is one of the historic houses in the wider area around Flamstead. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings such as Flamstead Village School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Leonard: old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Harpenden station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Flamstead is about 4 miles west of Harpenden, in Hertfordshire. Surveys in Flamstead work the same way as everywhere we cover: a careful inspection, photographs and a written report. How the survey works

Once we’ve finished looking, we write up our findings as a report with photos, emailed to you. On timing, it typically takes about 1–2 hours at a typical home, and more on a big or complicated roof. Rural addresses near Flamstead can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Ask for ventilated caps on redundant stacks
  • Check your stacks from ground level after strong winds
  • Book a sweep for flues that are in use

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect, so it’s easy to follow.

Look at your chimneys from the ground now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
