About our chimney survey in Goff's Oak
A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we’ll recommend a structural engineer. We survey lead flashings, shared and party-wall stacks and brick chimney stacks, and people most often book us about lifted or split lead flashings and cracked or missing flaunching.
In a smaller place like Goff's Oak, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How the survey changes by roof type
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.
Rendered stacks
Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.
Goff's Oak homes and their roofs
With Forty Hall about 2.9 miles south, Goff's Oak sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you live in an older home near Church of St James, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Woodside Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to Cheshunt Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
Goff's Oak is about 2 miles west of Cheshunt, in Hertfordshire. We survey roofs in Goff's Oak as part of our work across London and South East England. Our Hertfordshire coverage includes Goff's Oak and the places around it. For surveys nearby, see our London page.

What happens if roof problems are left?
A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. With lower homes, common in places like Goff's Oak, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the price for your roof before booking.

How the survey works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about 1–2 hours for most homes, a little longer where there are several stacks. A visit to Goff's Oak is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- The findings are written up with photos and recommendations and emailed to you.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Leave side gates unlocked
- Move anything stored under the loft hatch

Goff's Oak questions
Do you survey roofs for landlords with property near Cuffley station?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
How do I find out if my home in Goff's Oak is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
What happens after the survey?
The report arrives by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
How much is a survey?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you find out why my chimney breast is damp?
Typically it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.
Practical tips
From years of surveys, a few habits stand out:
- Remove aerials or dishes from the stack if they’re no longer needed
- Keep track of stains on chimney breasts
- Use the report as a baseline for future checks
- Check with the council before altering a stack in a conservation area or on a listed building
If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.
Get small mortar repairs done while they’re small. It is far simpler than rebuilding a stack later.
