About our chimney survey in Chandler's Cross
If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. If you’re worried about a chimney out of line and staining on walls around the chimney, a survey will tell you what’s going on.
Somewhere as small as Chandler's Cross, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Leave it or get it looked at?
If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you know where you stand. For an older or listed building in a place like Chandler's Cross, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Practical tips
From years of surveys, a few habits stand out:
- Have the flue swept and checked if you use the fire
- Keep track of stains on chimney breasts
- Find out whether changes to a stack need permission
- Make sure fixings on the stack are secure
With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.
Look at your chimneys from the ground now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for a house, or half a day or so for a commercial building. Around Chandler's Cross, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can be seen safely.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a written report with photos and our recommendations.
Preparing for the visit
- Let us know about parking before the day
- If it isn’t your property yet, arrange access through the agent
- Agree roof access with the managing agent if it’s shared

Advice
Common questions in Chandler's Cross
Will you come out to Chandler's Cross?
Yes, Chandler's Cross is on our map. A small place gets exactly the same survey as a big one.
How do I find out if my home in Chandler's Cross is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is this an asbestos survey?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Will you fly a drone over my roof?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when you book and we will explain what’s needed.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
Do you look in the roof space?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Should I look at the roof myself first?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Local roofs in Chandler's Cross
The wider area around Chandler's Cross has a long history of building, with Chenies Manor House about 3.2 miles west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.
For businesses in and around places like Charter Place, a roof report helps plan work around trading rather than after a leak. Anyone responsible for a site like York House School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Kings Langley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
