Chimney surveys for homes and businesses in Broad Colney
Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where it applies. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey brick chimney stacks, flaunching and chimney pots and cowls, and common reasons people get in touch are a chimney out of line and mortar washing out of the joints.
Somewhere as small as Broad Colney, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Questions from Broad Colney
Will you come out to Broad Colney?
Yes, Broad Colney is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Broad Colney?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
What does the report include?
You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

Do you need a chimney survey in Broad Colney?
Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.
Problems we come across often include:
- Disused chimneys trapping moisture
- Flashings pulling away from the stack
- Flaunching that has broken away
- Signs that a stack is leaning
The streets around a church such as Church of St Peter are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Before booking any roof surveyor
- How long the report takes to arrive
- What the report includes, and whether it has photos
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether you can ask questions once you have the report
What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
- Whether a stack needs rebuilding on structural grounds
- Whether a gas appliance or its flue is safe

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What we do, step by step
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes about one to two hours for most homes, a little longer where there are several stacks. Around Broad Colney, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can safely be seen.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Getting ready for the survey
- Tell us where we can park nearby
- Clear the way to the loft hatch
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
Local roofs in Broad Colney
With High Elms Manor about 4.1 miles west, Broad Colney sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
For landlords with property near Park Street station, a dated record of the roof is useful when planning maintenance across a let. For businesses in and around places such as The Maltings, a roof report helps plan work around trading rather than after a leak.

Tips from our surveys
There’s plenty you can do without going near the roof. Here’s what helps most:
- Use a Gas Safe registered engineer for gas appliances
- Look at the chimneys with binoculars after a storm
- Make sure unused flues are capped with ventilation
- Don’t use a ladder to reach the stack yourself
Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.
Check redundant flues are capped with ventilation. That helps stop damp building up inside.
