Chimney survey in Sleapshyde
We inspect chimneys from wherever they can safely be seen: from the ground, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. Common reasons to book are damaged chimney pots and cowls and lifted or split lead flashings, across brick chimney stacks, chimney pots and cowls and shared and party-wall stacks.
In a small place like Sleapshyde, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Roofs, chimneys and gutters in Sleapshyde
Historic houses such as Hatfield House, about 2.5 miles north-east, show how far back building in the area around Sleapshyde goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take an older house close to Church of St Mark: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Colney Heath Junior Mixed Infant and Nursery School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

When you need someone else
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- What’s inside the brickwork or behind render, without opening up
- A structural engineer’s assessment
- Flue inspections or sweeping

Useful tips for Sleapshyde property owners
These tips come from what we see on roofs every week:
- Use the report as a baseline for future checks
- Ask about consent before removing a chimney on an older property
- Check your stacks from the ground after strong winds
- Note any damp on chimney breasts and when it appears
The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo, so it is easy to follow.
Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
Why act early in Sleapshyde
Damp in a chimney breast typically gets worse while the cause is left. It can spoil decoration and plaster. Finding the cause means the right work can be planned. For an older or listed building in a place like Sleapshyde, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Every roof is different, but as a rough guide the survey takes about one to two hours for most houses, and about three to four hours for a commercial roof. You’re welcome to ask questions while we’re there. Somewhere like Sleapshyde needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before the survey
- Dig out any old roof reports or invoices
- Buyers: confirm access with the estate agent or seller

Sleapshyde questions
Should a flat-roofed garage or porch in Sleapshyde be checked too?
Usually, yes: let us know about it as you book so the visit can include it. Many homes in new towns like Hatfield have flat-roofed garages and porches, and felt roofs often last around 15–20 years.
Does a conservation area affect roof work in Sleapshyde?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
How can you see the top of the stack?
We look from the ground, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where applicable. The report is clear about anything that couldn’t be seen.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Do you cover Sleapshyde for chimney surveys?
Yes. We survey roofs across London and South East England, and that includes Sleapshyde.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.
What we’re asked to look at in Sleapshyde
Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.
These are some of the problems a survey can pick up:
- A stack that appears to lean
- Unused flues sealed without airflow
- Staining on walls around the chimney
- Worn or missing pointing
Homes near green spaces such as Highfield Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
