How the survey changes by roof type

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Natural slate

Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

About our pre-purchase roof survey in Sleapshyde

A full home survey looks at the whole property, and the roof is only one part of it. Our survey is not a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. Common reasons to book are a ridge or slope that dips and flashings that have lifted or split, across clay and concrete tiles, chimney stacks and lead flashings and valleys.

Older buildings in small places like Sleapshyde may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

FAQs for Sleapshyde

Will you come out to Sleapshyde?

Yes. Sleapshyde is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Should a flat-roofed garage or porch in Sleapshyde be checked too?

Yes, if you’d like it included, mention it when booking. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

Will you climb onto the roof?

Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where applicable.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What affects the cost of pre-purchase roof surveys

Several things affect the price of a survey:

  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • How big the roof is

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

Before you get in touch, it’s useful to have:

  • Your timetable, such as an exchange date
  • The kind of building and roof involved
  • Pictures from the garden or a window, if you have them
  • What made you get in touch

To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.

What happens on the day

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about 1–2 hours for a house, and longer for a large or complex roof. In a small place like Sleapshyde, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Dig out any old roof reports or invoices
  • Leave a clear route to the loft

When you need someone else

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Confirmation of asbestos in cement sheets or soffits
  • The condition of the rest of the house (that is a RICS home survey)
  • Faults hidden behind ceilings, boards or coverings

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What we’re asked to look at in Sleapshyde

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

A survey can pick up problems like:

  • Cracked flaunching or crumbling chimney pointing
  • Sagging ridge lines or uneven roof slopes
  • Slates or tiles that have slipped or gone
  • Flashings that have lifted or split

With Hatfield House about 2.5 miles north-east, the area around Sleapshyde has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

What to check before booking

  • Their drone registration, if they fly one
  • What the report includes, and whether it has photographs
  • How they plan to inspect the roof safely
  • How much experience they have with roofs like yours

What to expect from a roof survey

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Local roofs and buyers in Sleapshyde

Hatfield, which Sleapshyde is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Whether you are buying or replacing a roof, low pitches and flat-roofed additions deserve a careful look. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

The streets around a church such as Church of St Mark are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Welham Green station, a written report helps before buying a rental or paying for a new roof on one.
