Electronic leak detection in Sleapshyde

Electronic leak detection for homes and businesses in Sleapshyde

Water can travel under a flat roof membrane before it shows inside. So the stain inside rarely sits under the hole. Electronic leak detection tests the membrane itself and locates the breach. It’s testing only, and the repair is for your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. We survey single-ply roofs, commercial flat roofs and flat roof membranes, and people most frequently book us about holes left by work on the roof and breaches around outlets and penetrations.

Flat roofs on exposed homes in small places like Sleapshyde take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take a time that depends on the size of the roof and how it’s built, which we’ll explain when we quote. Rural addresses near Sleapshyde can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You tell us about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Make sure the loft hatch can be reached
  • For flats, make sure roof access has been agreed

A quick phone call is normally the easiest start: ring 07833 053749 or drop us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

What happens if roof problems are left?

Not every leak is in the membrane. ELD helps rule the membrane in or out so attention can go to the right place. Outbuildings and barns around Sleapshyde are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

How the survey changes by roof type

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane and that changes how testing works.

Single-ply membranes

Single-ply membranes are common on commercial and newer roofs. Laps and fixings are where holes often appear.

Flat and commercial roofs around Sleapshyde

With Hatfield House about 2.5 miles north-east, Sleapshyde sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Hatfield, which Sleapshyde is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Flat-roofed garages, porches and extensions from that era may have been re-covered more than once, or not at all.

For site and facilities teams at buildings such as Colney Heath Junior Mixed Infant and Nursery School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For an older house near a landmark such as Church of St Mark, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. For landlords with property near Welham Green station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What electronic leak detection doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Leaks from walls, copings or rooflights
  • Moisture spread under the membrane
  • Sections we can’t safely access

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Common questions in Sleapshyde

Do you cover smaller places like Sleapshyde?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Sleapshyde listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Will you go up on the roof?

Only if it is safe. We check everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Will you photograph what you find?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
