Chimney survey in Radlett
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it’s safe. A drone inspection is part of our Premium Survey where it applies. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. If you’ve noticed flashings pulling away from the stack and worn or missing pointing, we can find out what’s behind it.
In a smaller place like Radlett, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

Tips from our surveys
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:
- Use a Gas Safe registered engineer for gas appliances
- Keep the report to compare against at the next survey
- Leave close inspection to people with safe access
- Remove aerials or dishes from the stack if they’re no longer needed
After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Why it’s worth a survey now in Radlett
A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. On a bungalow or cottage around Radlett, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

What a chimney survey doesn’t cover
To be straight with you, there are limits to any roof survey:
- A structural engineer’s assessment
- Hidden damage within the stack
- Whether the flue is safe to use
If in doubt, phone 07833 053749 or email us and we will point you to the right survey. What our survey covers.
Roof types and parts we check
- Chimney breasts
- Lead flashings
- Flaunching
- Shared and party-wall stacks
- Brick chimney stacks
- Chimney pots and cowls
What you can safely check yourself
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Do you need a chimney survey in Radlett?
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.
Problems we come across often include:
- Gaps where the stack meets the roof
- Unused flues sealed without airflow
- Cracked or missing flaunching
- Staining on walls around the chimney
Take a building like St John's Church of England Infant and Nursery School: large buildings have long gutter runs and big roofs that need checking like any other.
Before booking any roof surveyor

Radlett homes and their roofs
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Radlett has a long history of building, with High Elms Manor about 3.3 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Radlett station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark like St John, old fixings, lead flashings and tall chimneys are typical of older roofs.

Radlett questions
How do I find out if my home in Radlett is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can a landlord with a rental near Radlett station book a roof survey?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
Is a leaning chimney dangerous?
Don’t ignore it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can assess whether it needs work.
Do you look in the loft space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Do you need to go on the roof to check the chimney?
We look from ground level, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where applicable. The report is clear about anything that couldn’t be seen.
Can you survey a chimney stack we share with next door?
Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
How it works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. For a survey in Radlett, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- The report, with photographs and recommendations, is emailed to you.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Move anything stored under the loft hatch
- If the roof is shared, arrange access with whoever manages the building
