Chimney survey in North Mymms: what you get

If you are buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. We’re often asked to look into staining on walls around the chimney and disused chimneys trapping moisture, on shared and party-wall stacks, chimney pots and cowls and brick chimney stacks.

Somewhere as small as North Mymms, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What you can safely check yourself

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for a house, and more on a big or complicated roof. You are welcome to ask questions while we’re there. In a small place like North Mymms, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a written report with photographs and our recommendations.

Preparing for the visit

  • Check pets are kept safely away
  • Clear the way to the loft hatch
  • Show us where any leaks or stains appear

Chimney surveys in North Mymms: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Wyllyotts Manor, about 2 miles south-east, show how far back building in the area around North Mymms goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you look after a building such as Brookmans Park Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Brookmans Park station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Useful tips for North Mymms property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check that disused chimneys can still breathe
  • Check your stacks from the ground after strong winds
  • Use a Gas Safe registered engineer for gas appliances
  • File photos of the stacks with your home records

Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Different roofs, different checks

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it is often a small job.

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

Your questions about chimney surveys in North Mymms

Do you survey roofs for landlords with property near Brookmans Park station?

Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or email us and tell us about the building.

How do I find out if my home in North Mymms is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What’s in the report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Will you check the chimney is safe to use with a fire?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Can you find out why my chimney breast is damp?

Typically it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Why get it checked now?

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. For older village homes like those around North Mymms, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
