Chimney surveys in Batchworth

About our chimney survey in Batchworth

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. We look at each possibility and record what we find. That points the work in the right direction. We survey chimney breasts, shared and party-wall stacks and brick chimney stacks, and the problems we’re asked to look at most are damp patches on chimney breasts and bricks with flaking faces.

Somewhere as small as Batchworth, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

How the survey changes by roof type

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.

Questions from Batchworth

Is my home in Batchworth listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Batchworth within the area you cover?

Yes. Batchworth is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take roughly 1–2 hours for most homes, a little longer where there are several stacks. Around Batchworth, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Find out whether changes to a stack need permission
  • Check your stacks from the ground after strong winds
  • File photos of the stacks with your home records
  • Leave close inspection to people with safe access

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.

Do you need a chimney survey in Batchworth?

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

It is worth booking a survey if you’ve seen:

  • Mortar washing out of the joints
  • Flaunching that has broken away
  • Signs that a stack is leaning
  • Spalled or crumbling bricks

If your home is one of the older ones in the streets near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book any roof surveyor

  • Whether the loft is part of the inspection
  • How long the report takes to arrive
  • What happens after the report arrives
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

When you need someone else

A survey is a careful look at the chimney stack, but it cannot do everything. Its limits include:

  • Conditions inside walls
  • Checks on boilers, fires or their flues
  • Whether a stack needs rebuilding on structural grounds

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Roofs, chimneys and gutters in Batchworth

With Chenies Manor House about 4.4 miles north-west, Batchworth sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Living close to Rickmansworth Aquadrome is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you run a business near Charter Place, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
