Chimney survey in Stapleford

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. We’re frequently asked to look into loose, cracked or missing pots and gaps in the mortar around the pots, on lead flashings, brick chimney stacks and flaunching.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Where we cannot see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether a stack needs rebuilding on structural grounds
  • Conditions inside walls
  • Areas we can’t view from safe positions

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

What we look at

  • Brick chimney stacks
  • Flaunching
  • Lead flashings
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Chimney breasts

Roofs, chimneys and gutters in Stapleford

Historic houses such as Aston Bury, about 3.6 miles north-west, show how far back building in the area around Stapleford goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take a building like Stapleford Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Watton-At-Stone station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How the survey changes by roof type

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the roof space where we can reach.

What affects the price in Stapleford

Prices always include VAT. The things that change the price are:

  • The roof’s overall size
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the price for your survey before you book.

What we need to know

These details help when you get in touch:

  • The property’s address and postcode
  • Any photos you have, taken from ground level or a window
  • Dates you’re working to, like exchange
  • Where water is showing inside, if it is

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Useful tips for Stapleford property owners

A survey works best with a little help from you, before and after. Tips:

  • Use a Gas Safe registered engineer for gas appliances
  • Leave close inspection to people with safe access
  • Make sure fixings on the stack are secure
  • File photos of the stacks with your home records

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Look at your chimneys from ground level now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Stapleford questions

Is my home in Stapleford listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is Stapleford within the area you cover?

Yes, Stapleford is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How do you inspect a chimney without scaffolding?

We look from ground level, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.

What do I do with the report?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you inspect shared chimneys?

Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.

What does the report include?

Written findings with photos, explaining the condition of the chimney stack, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

What we do, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Stapleford can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Find any records of previous roof work
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Show us where any leaks or stains appear
