About our chimney survey in Bramfield
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and our recommendations. We survey chimney pots and cowls, brick chimney stacks and chimney breasts, and common reasons people get in touch are a stack that appears to lean and cracked or missing flaunching.
Some older homes in villages like Bramfield are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Roofs, chimneys and gutters in Bramfield
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Digswell House, about 3.5 miles west, is one of the historic houses in the wider area around Bramfield. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you live in an older home near Church of St Andrew, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like The Sele School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you look after a shop, office or commercial unit, for example near Howard Centre, a dated report on the roof is useful for planning and for any lease discussions.

Your questions about chimney surveys in Bramfield
Does a conservation area affect roof work in Bramfield?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Bramfield?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Do you climb onto every roof?
Only if it is safe. We check everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.
Can you survey at the weekend?
We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or email us.
What’s the best way to book?
It’s easiest to phone 07833 053749 or send us an email. Let us know the address and a little about the roof. We survey on any day of the week.
What if it rains on the day?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
Do you look in the loft space?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Why get it checked now?
Damp in a chimney breast usually gets worse while the cause is left. It can stain walls and damage plaster. Finding the cause means the right work can be planned. Around Bramfield, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Tips that help
Most of what helps is simple and safe from the ground. A few suggestions:
- Never climb onto the roof to look at a chimney
- Keep the report to compare against at the next survey
- Use a Gas Safe registered engineer for gas appliances
- Look at the chimneys with binoculars after a storm
You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.
Check your stacks from the street or garden after a storm. With binoculars, you can frequently see cracked flaunching or lifted lead.
Roof by roof
Flaunching
Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.
Rendered stacks
Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.
How the survey works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two for most houses; commercial roofs usually need 3–4 hours. In a hamlet or village like Bramfield, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before the survey
- If it is not your property yet, arrange access through the agent
- Make a note of anything you’d like us to look at
- Let us know about parking before the day
Booking a survey
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, phone 07833 053749 or email us.
