Chimney surveys for Thundridge homes and businesses

How a chimney survey works in Thundridge

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check what can safely be seen and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photographs and our recommendations. We survey flaunching, chimney pots and cowls and shared and party-wall stacks, and people most frequently book us about redundant stacks capped without ventilation and staining on walls around the chimney.

In a small place like Thundridge, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

FAQs for Thundridge

Do you survey roofs for landlords with property near Ware station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details.

Is my home in Thundridge listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Can you survey a chimney stack we share with next door?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

Different roofs, different checks

Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Flaunching

Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Signs you need a chimney survey in Thundridge

Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.

Most people get in touch after spotting one of these:

  • Loose, cracked or missing pots
  • Unused flues sealed without airflow
  • Staining on walls around the chimney
  • Worn or missing pointing

For landlords with property near Ware station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What to check before booking

  • How they plan to inspect the roof safely
  • Whether you can ask questions once you have the report
  • Are they insured for the work?
  • What experience they bring

What to expect from a roof survey

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Flue inspections or sweeping
  • Hidden sides of a shared stack
  • What’s inside the brickwork or behind render, without opening up

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey before booking. The full list of what we check.

What we check

  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Brick chimney stacks
  • Flaunching
  • Lead flashings

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most houses, with bigger or more complicated roofs taking longer. Around Thundridge, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Before we arrive

  • Let us know about parking before the day
  • Unlock side gates and any roof access doors
  • Jot down any questions you want answered

Chimney surveys in Thundridge: local notes

About 4.8 miles east lies Much Hadham Palace, a reminder of how long the area around Thundridge has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark like Parish Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Thundridge Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
