Why get it checked now?
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. Older and listed buildings around Astrope may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Chimney survey in Astrope
Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. Typical surveys look at a chimney out of line and redundant stacks capped without ventilation, on shared and party-wall stacks, lead flashings and chimney pots and cowls.
In a small place like Astrope, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we do, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Astrope can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- Each chimney is viewed from wherever it can be seen safely.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- You get a written report with photos and our recommendations.
Preparing for the visit
- Mention any parking restrictions on your street
- For a flat or shared roof, check access with whoever owns or manages the building
- If you’re buying, let the agent know when we are coming

Advice
Checking the roof from ground level
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Local roofs in Astrope
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 4.8 miles north lies Ascott House, a reminder of how long the area around Astrope has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
The streets around a church such as Church of St Mary (Church of England) are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Cheddington station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Long Marston VA Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

How we price chimney surveys
When we price a survey, we consider:
- House, block, shop or office

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
What we need to know
Before you get in touch, it’s useful to have:
- The style of property, from a terrace to a block
- Where the property is, with the postcode
- How the loft is reached, if there is one
- Photos of the roof, taken safely from ground level or a window
Photos help, if you have them. Pictures from the ground or a window are fine. To get started, phone 07833 053749 or drop us an email.
Your questions about chimney surveys in Astrope
I let a flat near Cheddington station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or email us with the details.
Is my home in Astrope listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years.
What does a roof survey cost?
Our price is from £150, including VAT. We confirm the price for your roof before you book, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or use the contact form.
Will I get photos?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
Our stack is shared. Can you still survey it?
Yes. We inspect what can be seen safely and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.
Tips that help
Here are a few things we’d tell any owner:
- Have brackets on the chimney checked
- Book a sweep for flues that are in use
- Make sure unused flues are capped with ventilation
- Keep the report to compare against at the next survey
Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.
