What a chimney survey does not cover

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Flue inspections or sweeping
  • Gas safety checks, which need a Gas Safe registered engineer
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Chimney survey in Wheathampstead

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney breasts, chimney pots and cowls and shared and party-wall stacks, and the problems we are asked to look at most are mortar washing out of the joints and flaunching that has broken away.

In a smaller place like Wheathampstead, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

After the visit, you get a written report with photos, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

How the survey changes by roof type

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

What a chimney survey looks like in Wheathampstead

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Shaw's Corner, about 1.9 miles north-east, show how far back building in the area around Wheathampstead goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as St Helen's Church are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Harpenden station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like St Helen's Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep track of stains on chimney breasts
  • Glance at the stacks from the street now and then
  • Never climb onto the roof to look at a chimney
  • Check fixings on the stack are secure

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

Wheathampstead: your questions answered

Does a conservation area affect roof work in Wheathampstead?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

I let a flat near Harpenden station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

How long does the survey take?

It normally takes about one to two hours for most homes, a little longer where there are several stacks. The written report follows by email, on the timescale of your package.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Should I worry about a leaning stack?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can assess whether it needs work.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The height of the building and how the roof can be seen safely
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • House, block, shop or office

All our prices include VAT. Chimney survey starts from £150, including VAT. You will know the price for the job before you book.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Anything about access we should know
  • What kind of property and roof it is
  • Your timetable, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or use the contact form.

What happens on the day

Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take about one to two hours at a typical home, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there often is around Wheathampstead, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.
