Pre-purchase roof surveys for homes and businesses in Wheathampstead

Buyers in Wheathampstead and right across London and the South East use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, call 07833 053749 or send us an email. We survey gutters and downpipes, clay and concrete tiles and flat-roofed extensions and dormers, and people most often book us about bitumen or mortar used in place of proper repairs and blistered or split felt on a flat roof.

Bungalows, chalet bungalows and older cottages are common in smaller places like Wheathampstead, and many have been extended or had dormers added. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Wheathampstead. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Questions from Wheathampstead

Do you cover smaller places like Wheathampstead?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Wheathampstead listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

How long does a pre-purchase roof survey take?

The visit usually takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. We will give you an idea of timing as you book.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.

Do you need access inside the house?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Ask the agent to check the loft hatch can be opened
  • Ask when the roof was last worked on
  • Mention any deadline when you contact us
  • Book once your offer is accepted

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

What a survey costs

A few things affect what a survey costs:

  • Extra roofs, like extensions, dormers or garages
  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

What we need to know

If you can, have these to hand when you contact us:

  • Dates you’re working to, such as exchange
  • Your postcode, so we can check access and travel
  • Anything about access we should know
  • Where water is showing inside, if it is

To book a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before booking.

What we look for on each type of roof

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours for most houses, and longer for a large or complex roof. In a smaller place like Wheathampstead, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Getting ready for the survey

  • Note where any stains or damp appear
  • Make sure we can get to the back of the property
  • Mention any parking restrictions on your street

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

When you need someone else

A survey is a careful look at the roof, but it cannot do everything. Its limits include:

  • Whether the price should change, which is between you and the seller
  • Walls, floors, services and rooms below the roof
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.

Pre-purchase roof surveys in Wheathampstead: local notes

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.

If you own a rental within reach of Harpenden station, a roof report gives you a clear picture before you buy or settle up with a roofer. If you live in an older home near St Helen's Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Shaw's Corner lies about 1.9 miles north-east, so building around Wheathampstead goes back a long way. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.
