Burn's Green Chimney Survey
Chimney surveys across Burn's Green, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- Gaps in the mortar around the pots
- Signs that a stack is leaning
- Flashings pulling away from the stack
Do you need a chimney survey in Burn's Green?
The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.
Common reasons to book include:
- Gaps in the mortar around the pots
- Damp patches on chimney breasts
- A stack that appears to lean
- Mortar washing out of the joints
If yours is one of the older homes in the streets near Parish Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

About our chimney survey in Burn's Green
If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. Typical surveys look at worn or missing pointing and flaunching that has broken away, across brick chimney stacks, chimney breasts and shared and party-wall stacks.
Older buildings in small places like Burn's Green may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Different roofs, different checks
Lead flashings
Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.
Rendered stacks
What’s behind the render cannot be seen without removing some, so the report explains what we could and couldn’t assess.
Burn's Green homes and their roofs
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Aston Bury about 2.1 miles west, Burn's Green sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Watton-At-Stone station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Benington Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why it’s worth a survey now in Burn's Green
A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Outbuildings and barns around Burn's Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Honest limits
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- A structural engineer’s assessment
- Checks on boilers, fires or their flues
- The inside of the flue, which needs a sweep or flue specialist
If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about one to two hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Burn's Green, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can be seen safely.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a written report with photographs and our recommendations.
Before the survey
- Check pets are kept safely away
- Have keys ready for side gates, garages or roof access doors
