Drone roof survey in Burn's Green

Drones need reasonable weather. We do not fly in strong wind or a downpour, because control and safety come first. If the day turns out unsuitable, we will talk about another date or inspect what we can by other means. We check the forecast ahead of the visit and again on site. Calm, dry conditions give the sharpest close-up photos. Waiting for a better day is better than a rushed flight. We survey flat roofs on upper floors, large and complex roofs and fragile roofs, and common reasons people get in touch are standing water on a flat roof and slates or tiles shifted by high winds.

Somewhere as small as Burn's Green, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What affects the price in Burn's Green

Prices vary from roof to roof, and it comes down to:

  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access

Our price is from £400, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

What we need to know

When you call or email, these details help:

  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside

We survey roofs seven days a week. To find a date that works for you, ring 07833 053749 or email us with the address and the days you’d prefer.

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes an hour or two at a house, including the airspace and weather checks before take-off. Somewhere as small as Burn's Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. You receive a written report with the photos and our recommendations.

Preparing for the visit

Advice

Burn's Green: your questions answered

Is my home in Burn's Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you fly a drone over a roof in Burn's Green?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will you go up on the roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

How much does a drone roof survey cost in Burn's Green?

Drone roof survey starts from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Do you cover Burn's Green for drone roof surveys?

Yes. Our area covers London and South East England, Burn's Green included.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What a drone roof survey looks like in Burn's Green

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

If you look after a building like Benington Church of England Primary School, a view from above covers a wide roof far faster than walking it. With Aston Bury about 2.1 miles west, the area around Burn's Green has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

When you need someone else

It’s a careful look at the roof, not the whole story. Its limits include:

  • Photos in conditions too poor to fly
  • Flying in a flight restriction zone without the airport’s permission
  • Roofs and gardens beyond the one we’re surveying

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Large and complex roofs
  • Fragile roofs
  • Flat roofs on upper floors
  • Chimney stacks
  • Valleys and parapet gutters
  • Tall and steep roofs

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Common roof problems in Burn's Green

Chimney tops take the worst of the weather. From ground level, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.

Signs worth acting on include:

  • Lifted or split lead flashings
  • Coverings that have slipped high up on the roof
  • Storm damage on steep or tall roofs
  • Ponding and splits on a high flat roof

If you live in an older home near Parish Church of St Peter, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Questions to ask before booking

  • Is VAT included in the price?
  • What happens after the report arrives
  • Will they check the loft as well as the outside?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
