Chimney surveys in Fields End

How a chimney survey works in Fields End

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a written report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. If you’ve noticed gaps in the mortar around the pots and lifted or split lead flashings, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Fields End are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Photograph damp patches with the date
  • Check fixings on the stack are secure
  • Ask about consent before removing a chimney on an older property
  • Book a sweep for flues that are in use

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Fields End homes and their roofs

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of Hemel Hempstead station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Living close to Gadebridge Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Fields End is about 2 miles west of Hemel Hempstead, in Hertfordshire. Wherever you are in Fields End, we can come and survey your property, on a weekday, Saturday or Sunday. Our Hertfordshire coverage includes Fields End and the places around it. Milton Keynes is in our area too.

Surveys in HP1 are booked the same way as anywhere else. We cover properties on Fields End Lane and Pouchen End Lane and the roads around them. Within a short drive, we also cover Watford (8 miles south-east), St Albans (8 miles east), Welwyn Garden City (14 miles east), Harpenden (8 miles north-east), Hatfield (12 miles east) and Borehamwood (12 miles south-east).

How the survey works

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where applicable. The survey normally takes between one and two hours for most homes, a little longer where there are several stacks. Older roofs in small places like Fields End can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

Advice

Questions from Fields End

Does a conservation area affect roof work in Fields End?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can a landlord with a rental near Hemel Hempstead station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is Fields End in your area?

Yes. Our area covers London and South East England, Fields End included.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Why it’s worth a survey now in Fields End

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. Where a roof is exposed, as many are in small places like Fields End, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Different roofs, different checks

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report says what can and can’t be judged.

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.

When to book a survey in Fields End

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

People usually book a survey when they’ve noticed something like this:

  • Lifted or split lead flashings
  • Damp on a chimney breast inside
  • A chimney out of line
  • Flaunching that has broken away

For site and facilities teams at buildings such as John F Kennedy Catholic School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before booking

  • Which viewpoints they use to see the roof
  • Whether you get a written report with photos
  • Whether the roof space is looked at, where there is one
  • Is VAT included in the price?

What to expect from a roof survey

What this survey can’t tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Areas we can’t view from safe positions
  • Hidden damage within the stack
  • Checks on boilers, fires or their flues

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and doesn’t.
