Chimney survey in West Leith: what you get
For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. Common reasons to book are frost-damaged brickwork on the stack and redundant stacks capped without ventilation, across shared and party-wall stacks, chimney breasts and brick chimney stacks.
In a village or hamlet like West Leith, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Why get it checked now?
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. Where a roof is exposed, as many are in small places like West Leith, driving rain gets into any weakness, and damp in older walls is slow to dry out.
All our prices include VAT. Chimney survey starts from £150, including VAT. We confirm the price for your survey before booking.

Common questions in West Leith
Does a conservation area affect roof work in West Leith?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to West Leith?
Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is this a RICS survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Do you look in the roof space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Do you inspect shared chimneys?
Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.
What we do, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. For a village or hamlet like West Leith, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.

Different roofs, different checks
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.
Chimney breasts and the loft
If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.
DIY checks: what’s safe
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
When you need someone else
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Gas safety checks, which need a Gas Safe registered engineer
- Whether the flue is safe to use
- A structural engineer’s assessment
If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

What a chimney survey looks like in West Leith
With Cholesbury Manor House about 2.3 miles south-east, West Leith sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings like Goldfield Infants' and Nursery School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Tring station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park like Tring Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
West Leith is about 5 miles west of Berkhamsted, in Hertfordshire. Houses, flats, blocks and commercial buildings in West Leith can all book chimney surveys. West Leith is one of the towns and villages in Hertfordshire where we work for chimney surveys. We also survey roofs in Milton Keynes.
