Chimney survey in Gubblecote, Hertfordshire
A survey of chimney stacks, pots, flashings and flaunching for Gubblecote, from an experienced roof surveyor. You get a clear written report with photos.
- Spalled or crumbling bricks
- Lifted or split lead flashings
- Pots or cowls that look unsafe
Why get it checked now?
A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.
What you get with us

Chimney surveys for homes and businesses in Gubblecote
We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. We survey shared and party-wall stacks, flaunching and brick chimney stacks, and common reasons people get in touch are disused chimneys trapping moisture and spalled or crumbling bricks.
In a village or hamlet like Gubblecote, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
After the visit, you get a written report with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

Different roofs, different checks
Chimney pots and cowls
For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.
Rendered stacks
What’s behind the render can’t be seen without removing some, so the report explains what we could and couldn’t assess.
Roofs, chimneys and gutters in Gubblecote
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. With Ascott House about 4.8 miles north, Gubblecote sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near St Cross, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Cheddington station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Useful tips for Gubblecote property owners
Most of what helps is simple and safe from ground level. Our suggestions:
- Photograph damp patches with the date
- Use the report as a baseline for future checks
- Check with the council before altering a stack in a conservation area or on a listed building
- Check that disused chimneys can still breathe
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.
What affects the price in Gubblecote
Prices vary from roof to roof, for these reasons:
- The package you choose: Basic, Standard or Premium
- The shape of the roof and its details
- Whether it is a home or a commercial building
- How tall the building is and how easy the roof is to see
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We will tell you which package suits the questions you have.
What to let us know when you get in touch
We’ll normally ask about:
- Pictures from the garden or a window, if you have them
- The kind of building and roof involved
- Where any leaks, stains or damp patches show inside
- Why you want a survey: buying, a leak, a storm or new work
Not sure which survey you need? It’s easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
Common roof problems in Gubblecote
Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.
Typical things we’re asked to look at include:
- Gaps where the stack meets the roof
- Signs that a stack is leaning
- Disused chimneys trapping moisture
- Staining on walls around the chimney
For site and facilities teams at buildings such as Long Marston VA Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
Before booking anyone

- Will they check the loft as well as the outside?
- Is VAT included in the price?
- When you’ll get the report
What happens on the day
The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. Older roofs in small places like Gubblecote can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Before the survey

Common questions in Gubblecote
I let a flat near Cheddington station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.
Will you come out to Gubblecote?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
How do you inspect a chimney without scaffolding?
Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where it applies. If part of a stack cannot be seen, the report says so.
What do I do with the report?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Do you look in the loft space?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
