Roof surveys for homes and businesses in Chaulden

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you are worried about condensation or damp timbers in the loft and flashings that have come away from the wall, we can find out what’s behind it, on flat roofs, natural slate and clay and concrete tiles alike.

Around Chaulden, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Roof surveys around Chaulden

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Chaulden is part of Hemel Hempstead, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention.

Living close to Gadebridge Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Take a building like Chaulden Junior School: a written record of a large roof helps plan work for the holidays rather than in term time.

Chaulden is about 2 miles west of Hemel Hempstead, in Hertfordshire. In Chaulden, as across Hertfordshire, every roof gets the same careful survey. Across Hertfordshire, we cover Chaulden and the places around it. Milton Keynes is in our area too.

We survey roofs across HP1 and HP3 for roof surveys and the streets around it. Whether your property is on Furze Road, London Road and Sundew Road or a nearby road, we can survey it. Chaulden is on the A41, so it’s easy for us to get to. Neighbouring places we cover for roof surveys include Bourne End (1 mile west), Fields End (1 mile north-west), Potten End (2 miles north-west), Frithsden (2 miles north-west) and Bulstrode (2 miles south). We also work in nearby towns such as Watford (7 miles south-east), St Albans (7 miles east), Welwyn Garden City (14 miles east), Harpenden (8 miles north-east), Hatfield (12 miles east) and Borehamwood (12 miles south-east).

What we look for on each type of roof

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. For a survey in Chaulden, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a report with photos and recommendations.

Before the survey

  • Make sure we can get to the back of the property
  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft

Surveys for landlords and agents in Chaulden

We survey roofs for landlords and letting agents as well as homeowners. A report with photos gives you a clear record of the roof.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.

What we can’t see

Before you book, it’s worth knowing what a survey will not do:

  • The condition of the rest of the building (that is a RICS home survey)
  • How the roof will behave in every kind of weather
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Common roof problems in Chaulden

Some damage starts inside the loft space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is often mistaken for a leak, and it needs a different fix.

It is worth booking a survey if you’ve seen:

  • Cracked mortar along the ridge
  • Standing water on a flat roof
  • Slipped, cracked or missing slates and tiles
  • Leaking gutter joints and downpipes

The streets around a church such as St Stephen are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • What they will not be able to tell you

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Clear the loft hatch area before we arrive
  • Check the roof from the ground after storms
  • Do not climb onto the roof yourself
  • Gather any paperwork for past roof work

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

Chaulden: your questions answered

Should a flat-roofed garage or porch in Chaulden be checked too?

Often, yes, so mention it when you book. Flat-roofed garages and porches are common in new towns like Hemel Hempstead, and older felt coverings may be near the end of their life.

Will you come out to Chaulden?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
