How a roof survey works in Heronsgate
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey natural slate, lead flashings and the roof space, and common reasons people get in touch are torn or sagging underlay and slates or tiles that have slipped or broken.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roofs, chimneys and gutters in Heronsgate
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Chenies Manor House, about 2.4 miles north, show how far back building in the area around Heronsgate goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Anyone responsible for a site like Chorleywood Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Chorleywood station, the gap between tenancies is a good time to have the roof looked at. Homes near green spaces like Rickmansworth Aquadrome can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
Heronsgate is about 1 mile south-west of Chorleywood, in Hertfordshire. Roofs in Heronsgate get the same thorough look as anywhere else in Hertfordshire. Heronsgate is one of the places in Hertfordshire where we work. Our London page covers surveys nearby.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Why act early in Heronsgate
By the time water marks a ceiling, it is frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Around Heronsgate, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You’re welcome to ask questions while we’re there. Cottages and farmhouses around Heronsgate frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

Heronsgate questions
I let a flat near Chorleywood station. Can you check the roof?
Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and a few details.
Will you come out to Heronsgate?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you give a life expectancy for the roof?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, like serious sagging, we’ll say so. Our survey is not a structural engineer’s report.
Can you survey in bad weather?
Light rain is typically fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Will you climb onto the roof?
Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Include dormers, porches and garages as you book
- Check the roof from the ground after storms
- Move stored items away from the loft hatch
- Mention any damp patches when you book
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
Roof by roof
Clay plain and peg tiles
Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.
Natural slate
Slate is one of the most durable roof coverings, but its nails frequently corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
