Landlord roof survey in Pirton: what you get
Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. Common reasons to book are parapets and upstands in poor repair and cracked or leaning shared chimneys, on shared roofs, rented houses and blocks of flats.
Some older homes in villages like Pirton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Different roofs, different checks
Shared chimney stacks
Damp in a chimney breast can start at the top of the stack. We note what we can see.
Flat roofs on blocks and rear additions
Flat roof outlets frequently clog leaving water standing. They’re checked during the survey.
What a landlord roof survey doesn’t cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- The rest of the building, as a RICS Level 2 or 3 survey would
- The structure in the way a structural engineer would assess it
- Responsibility under a lease
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.

Common roof problems in Pirton
Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay often fail before good slates or tiles, and a survey helps show where that is happening.
Problems we come across frequently include:
- Damp or stains in top-floor flats
- Flashings that have come away
- Ponding or splits on flat roofs
- Loose ridge or hip tiles
If you own a rental within reach of Hitchin station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- Which parts of the roof they’ll actually see
- Whether you get a written report with photos
- Their insurance cover
- Their track record with similar roofs
What a landlord roof survey looks like in Pirton
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.
If you own one of the older houses in the streets near Church of St Mary (Church of England), its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Pirton School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It usually takes about one to two hours for a house, and longer for a block or a building with several roofs. Around Pirton, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- Each roof is looked at from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Getting ready for the survey
- Make sure pets are kept safely away
- Mention any parking restrictions on your street
- Show us where any leaks or stains appear

Advice
Why it is worth a survey now in Pirton
Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. For an older or listed building in a place like Pirton, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the exact price before booking.
Why us?

Can I check my roof myself?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
FAQs for Pirton
Does a conservation area affect roof work in Pirton?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Pirton?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Can you survey in bad weather?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.
How do I arrange a landlord roof survey in Pirton?
To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Will the survey cover the whole building?
No, it focuses on the roof. It isn’t a RICS Level 2 or 3 building survey and doesn’t replace a structural engineer’s report.
