About our roof survey in Bramfield

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We survey natural slate, flat roofs and the roof space, and the problems we are asked to look at most are loose chimney pots and torn or sagging underlay.

In a small place like Bramfield, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

Questions from Bramfield

How do I find out if my home in Bramfield is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Bramfield?

Yes, Bramfield is on our map. A small place gets exactly the same survey as a big one.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a written report with photos and recommendations.

Will you climb onto the roof?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

What does a roof survey cost?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.

Prices for roof surveys in Bramfield

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Building height and the viewpoints available
  • The shape of the roof and its details
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What to tell us when you get in touch

Here’s what helps us most when you get in touch:

  • Photos of the roof, taken safely from the ground or a window
  • The reason for the survey, like buying, a leak or storm damage
  • Dates you are working to, such as exchange
  • Where any leaks, stains or damp patches show inside

Getting a price is simple: just phone 07833 053749 or email us, tell us about the property and we’ll explain which survey suits. The price is agreed up front.

Common roof problems in Bramfield

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

A survey can pick up problems like:

  • Crumbling chimney pointing or cracked flaunching
  • Ridge tiles that have lifted or moved
  • Slipped, cracked or missing slates and tiles
  • Cracked or blistered flat roof coverings

For site and facilities teams at buildings such as The Sele School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before you book anyone

  • Is there a chance to talk the report through?
  • What the report includes, and whether it has photos
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which viewpoints they use to see the roof

What a good roof survey covers

What happens if roof problems are left?

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. Older and listed buildings around Bramfield may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What a roof survey does not cover

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets
  • A structural engineer’s report

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before booking. What our survey covers.

Local roofs in Bramfield

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Digswell House lies about 3.5 miles west, so building around Bramfield goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you own a rental within reach of Watton-At-Stone station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How the survey works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Bramfield can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • For flats, check roof access has been agreed
  • Tell us about parking before the day
  • Keep pets out of the way during the survey
