Roof survey in Northaw

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We are often asked to look into debris building up in roof valleys and slipped, cracked or missing slates and tiles, on ridges, hips and valleys, chimney stacks and lead flashings.

Older buildings in small places like Northaw may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How we price roof surveys

Several things affect the price of a survey:

  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details
  • House, block, shop or office
  • Any need for thermal images or a drone flight

To find out what your survey will cost, call 07833 053749 or use the contact form with the address and some details. The price is agreed before a date is set.

What we need to know

If you can, have these to hand when you get in touch:

  • Photos of the roof, taken safely from the ground or a window
  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there’s a loft hatch, a shared roof or tricky access

Our phone lines are open seven days a week. To book or ask a question, phone 07833 053749 or send us an email.

FAQs for Northaw

Is Northaw within the area you cover?

Yes. Northaw is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is my home in Northaw listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Do you go up on the roof?

Where it’s safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

Roof surveys in Northaw: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as Parish Church of St Thomas A Becket are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Cuffley station may find that a dated record of the roof is useful when planning maintenance across a let.

Useful tips for Northaw property owners

Here are a few things we’d tell any owner:

  • Move stored items away from the loft hatch
  • Take photos of any leaks as they happen
  • Mention any damp patches when you book
  • Include dormers, porches and garages when booking

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

What happens if roof problems are left?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot. Older and listed buildings around Northaw may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Why book with us

  • Surveys on weekdays and at weekends
  • Independent findings on the roof’s condition

Common roof problems in Northaw

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.

We’re often asked to look at:

  • Ponding, splits or blisters on flat roofs
  • Loose chimney pots
  • Worn lead at chimneys and abutments
  • Slates or tiles that have slipped or broken

If you look after a building like Northaw Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • Whether the roof space is looked at, where there is one
  • Which parts of the roof they’ll actually see
  • Whether you can ask questions once you have the report

What a roof survey includes

What this survey can’t tell you

A survey is a proper look at the roof, but it cannot do everything. Its limits include:

  • The condition of the rest of the building (that is a RICS home survey)
  • Asbestos testing of any kind
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Natural slate
  • The roof space
  • Lead flashings
  • Ridges, hips and valleys
  • Flat roofs
  • Clay and concrete tiles
  • Chimney stacks

What happens on the day

After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, it typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. Older roofs in small places like Northaw can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • Check the loft hatch can be reached
  • Make sure pets are kept safely away
  • Agree roof access with the managing agent if it is shared
