About our roof survey in Ayres End
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. We survey flat roofs, chimney stacks and ridges, hips and valleys, and common reasons people get in touch are cracked or blistered flat roof coverings and leaking gutter joints and downpipes.
Older buildings in small places like Ayres End may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Different roofs, different checks
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.
Ayres End homes and their roofs
Childwickbury Manor, about 1.6 miles south-west, is one of the historic houses in the wider area around Ayres End. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you own a rental within reach of Harpenden station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Rothamsted Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Prices for roof surveys in Ayres End
Our packages start from £150, including VAT. What you pay for your roof depends on:
- How many separate roofs there are, such as extensions, dormers and garages
- The roof’s overall size
- Chimneys, valleys, parapets and other details
- Whether thermal imaging or a drone is needed
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
What we need to know
You don’t need to know any roofing terms. It’s enough to let us know:
- Any marks or damp showing indoors
- The reason for the survey, such as buying, a leak or storm damage
- Whether there is a loft hatch, a shared roof or tricky access
- What kind of property and roof it is
A quick phone call is typically the easiest start: call 07833 053749 or send us an email. The price is agreed before a date is set.
Common roof problems in Ayres End
Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak.
Things that often lead to a survey include:
- Torn or sagging underlay
- Leaking gutter joints and downpipes
- Slates or tiles that have slipped or broken
- Flashings that have come away from the wall
For site and facilities teams at buildings such as The Grove Infant and Nursery School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Before booking any roof surveyor
- What the survey won’t cover
- How long they’ve been surveying roofs
- How soon the report will arrive
- What happens after the report arrives
What we do, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Around Ayres End, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Before the survey
- Keep pets inside or away from the areas we are looking at
- If it isn’t your property yet, arrange access through the agent
- Have keys ready for side gates, garages or roof access doors
Arrange a survey
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.
Advice
FAQs for Ayres End
I let a flat near Harpenden station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or email us and tell us about the building.
How do I find out if my home in Ayres End is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. You get a photo-illustrated written report and recommendations.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Do you go up on the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.
Are you insured?
We are covered by professional indemnity and public liability insurance.

Useful tips for Ayres End property owners
Some practical points come up on survey after survey. They apply to most roofs:
- Keep the report with your property records
- Do not climb onto the roof yourself
- Look for debris in the garden after high winds
- Have details of recent roof work to hand
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Landlord and commercial surveys in Ayres End
An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
