Leave it or get it looked at?

Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there is time to plan.

Prices quoted always include VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Roof surveys for homes and businesses in Enfield

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. If you’ve noticed loose ridge or hip tiles and leaking gutter joints and downpipes, we can find out what’s behind it.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Enfield with this kind of roof, the hidden gutter is one of the first things to check.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Roofs, chimneys and gutters in Enfield

Historic houses such as Forty Hall, about 1.3 miles north-east, show how far back building in the area around Enfield goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Homes near green spaces like Enfield Town Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Anyone responsible for a site like Enfield Grammar School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Enfield is about 9 miles north of St Pancras, in Greater London. Whether the building in Enfield is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across Greater London, from the larger towns to small villages. Our London page covers surveys nearby.

Surveys in EN1, EN2 and N21 work the same way as everywhere else we cover. You will find streets such as Lea Road, Farr Road and Cecil Road. Being close to the A110, Enfield is easy for us to reach. What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • Structural calculations (that is a structural engineer’s job)

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Flat roofs
  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks
  • Lead flashings

Landlord and commercial surveys in Enfield

Landlords, agents and building managers in Enfield and across Greater London can book any of our surveys. To discuss a property or a block, call 07833 053749 or email us.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.

How it works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. The survey usually takes between one and two hours for most homes, depending on how many separate roofs there are. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed

How to book

When to book a survey in Enfield

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

Here are some of the things we see often:

  • Leaking gutter joints and downpipes
  • Debris building up in roof valleys
  • Lifted, split or missing lead flashings
  • Standing water on a flat roof

Shop and office owners around Edmonton Green Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions.

Before booking anyone

  • What’s outside the scope of the survey
  • Is VAT included in the price?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Are they insured for the work?

Common questions in Enfield

Can parking be tricky for a visit in Enfield?

Parking in Enfield, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is drone flying allowed in Enfield?

Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or heavy rain.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.

What affects the price in Enfield

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Booking your survey

Before you get in touch, it is useful to have:

  • Pictures of the roof from a safe spot, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode

Not sure which survey you need? It is easiest to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
