How a roof leak investigation works in Enfield Wash

Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey valleys and parapet gutters, the roof space and lead flashings, and people most frequently book us about brown rings on upstairs ceilings and water coming in around a roof light or dormer.

Older cottages and houses around Enfield Wash may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Whether it is long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are often the first clue.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Different roofs, different checks

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see, and look for damp on the breast inside.

The survey, step by step

After the inspection, everything we found is written up in a report with photographs, sent to you by email. On timing, most surveys take an hour or two at a typical home, and more on a big or complicated roof. With a bit of garden around a house, as there often is around Enfield Wash, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the loft space above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Gather any invoices or paperwork from past roof work
  • Unlock side gates and any roof access doors

Why it is worth a survey now in Enfield Wash

A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. Homes in smaller places like Enfield Wash can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

Leaks and storm damage in Enfield Wash

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from. The wider area around Enfield Wash has a long history of building, with Forty Hall about 1.3 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Eastfield Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live near a park such as Gunpowder Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Honest limits

A survey is a careful look at the leaking roof, but it can’t do everything. Its limits include:

  • The repair itself (the investigation finds and reports the cause)
  • Plumbing leaks that look like roof leaks
  • An intermittent leak that shows no trace on the day

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What we check

  • Lead flashings
  • Valleys and parapet gutters
  • Chimney stacks
  • Slate and tile slopes
  • Rooflights and dormers
  • The roof space
  • Flat roof details

Before and after the survey

Over many surveys, some simple habits stand out:

  • Take dated photos of the leak
  • Clear the loft hatch so we can get in
  • Tell us about any past repairs to the roof
  • Check whether pipes or tanks run near the stain

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Photograph anything new.

Common roof problems in Enfield Wash

Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

Common reasons to book include:

  • Water coming in around a roof light or dormer
  • Drips from nail tips in a cold loft
  • Water dripping from rafters or underlay
  • Leaks that appear only in driving rain

If you own a rental within reach of Turkey Street station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Your questions about roof leak investigations in Enfield Wash

Is Enfield Wash in the area you cover?

Yes, Enfield Wash is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or drop us an email with the address and a few details.

Will you come out to Enfield Wash?

Yes, Enfield Wash is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can thermal imaging help find my roof leak?

It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
