Roof leak investigations for homes and businesses in Bush Fair

Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. We survey chimney stacks, lead flashings and flat roof details, and common reasons people get in touch are water that shows only in certain storms and wet patches on loft insulation.

Houses in smaller places like Bush Fair can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. If a leak shows only when the wind is in a certain direction, that’s a useful clue. It helps to know when and where the water appears. Gutters and downpipes on the exposed side are worth a look as well.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Leaks and storm damage in Bush Fair

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Knowing the roof type helps narrow down where water may be getting in.

If you own one of the older houses in the streets near St Stephen, lead flashings, valleys and old chimneys are typical places for water to get in. Anyone responsible for a site like Pear Tree Mead Academy will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you own a rental within reach of Harlow Town station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Bush Fair is about 1 mile south of Harlow, in Essex. Bookings from Bush Fair are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across Essex, from the larger towns to small villages. We also survey roofs in Chelmsford.

Every address in CM18, CM17 and CM20 is covered for roof leak investigations. Local streets include Tysea Road, Tawneys Road and Tracyes Road, all of which we cover. If you are just outside Bush Fair, we cover Latton (1 mile north-east), Harlow (1 mile north), Netteswell (1 mile north), Mark Hall South (1 mile north) and Newhall (1 mile north-east). Within a short drive, we also cover Brentwood (12 miles south-east), Loughton (8 miles south), Waltham Abbey (7 miles south-west), Great Dunmow (13 miles north-east), Epping (4 miles south) and Stansted Mountfitchet (11 miles north).

For a walk, there is Hunsdon Mead.

When you need someone else

Before booking, it is worth knowing what a survey won’t do:

  • Carrying out the fix
  • Water from pipes, tanks or heating systems
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What our survey covers.

What we check

  • Valleys and parapet gutters
  • The roof space
  • Slate and tile slopes
  • Chimney stacks
  • Flat roof details
  • Lead flashings
  • Rooflights and dormers

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Protect furniture and flooring under the leak
  • Let us know if there are tanks or pipes in the loft
  • Write down the wind direction and rain when it leaks
  • Move stored items away from the hatch

We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep the roof space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Keep insulation clear of the eaves.

What a survey costs

All our prices include VAT. What changes the price is:

  • Whether thermal imaging or a drone is needed
  • The shape of the roof and its details
  • Whether it is a home or a commercial building
  • The roof’s overall size

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Booking your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Where any leaks, stains or damp patches show inside
  • Your timetable, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode

We survey roofs seven days a week. To find a date that works for you, ring 07833 053749 or email us with the address and the days you’d prefer.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for most houses; commercial roofs usually need 3–4 hours. A visit to a smaller place like Bush Fair is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • Agree roof access with the managing agent if it’s shared
  • Have any paperwork from past roof work to hand

Book a survey

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

Advice

Common questions in Bush Fair

Should a flat-roofed garage or porch in Bush Fair be checked too?

Yes, if you’d like it included, mention it as you book. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

Will you come out to Bush Fair?

Yes, Bush Fair is on our map. A small place gets exactly the same survey as a big one.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing. Clear access to the loft. Keep away from any light or socket that water is reaching.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

Could my leak actually be condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Why get it checked now?

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. With lower homes, common in places like Bush Fair, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.
