About our roof survey in Bush Fair

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We are often asked to look into loose chimney pots and debris building up in roof valleys, on natural slate, the roof space and ridges, hips and valleys.

Houses in smaller places like Bush Fair can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

What a roof survey looks like in Bush Fair

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Living close to Hawkenbury Meadow is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Anyone responsible for a site like Pear Tree Mead Academy will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Bush Fair is about 1 mile south of Harlow, in Essex. Anywhere in Bush Fair, we can come and survey your property, on a weekday, Saturday or Sunday. We cover towns and villages across Essex, large and small. There is also a page for Chelmsford.

Roof surveys in CM18, CM17 and CM20 work the same way as everywhere else we cover. That includes homes and businesses on Tysea Road, Tawneys Road and Tracyes Road. We also cover the places around Bush Fair: Latton (1 mile north-east), Harlow (1 mile north), Netteswell (1 mile north), Mark Hall South (1 mile north) and Newhall (1 mile north-east). We also work in nearby towns like Brentwood (12 miles south-east), Loughton (8 miles south), Waltham Abbey (7 miles south-west), Great Dunmow (13 miles north-east), Epping (4 miles south) and Stansted Mountfitchet (11 miles north).

Tips from our surveys

These tips come from what we see on roofs every week:

  • Clear the loft hatch area before we arrive
  • Watch for slipped slates after bad weather
  • Photograph stains when they appear
  • Mention any damp patches when booking

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

Don’t block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a survey in Bush Fair, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photos and recommendations.

Before we arrive

  • Unlock side gates and any roof access doors
  • Keep pets inside or away from the areas we are looking at
  • Tell us about any leaks, stains or damp patches you know of

What we are asked to look at in Bush Fair

Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It is often mistaken for a leak.

We are often asked to look at:

  • Water stains on rafters and ceiling joists
  • Slates or tiles that have slipped or broken
  • Lifted, split or missing lead flashings
  • Loose chimney pots

For an older house near a landmark such as St Stephen, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before booking any roof surveyor

  • Which limits apply to the survey
  • Whether any drone flown is registered with the CAA
  • Whether they hold professional indemnity and public liability insurance
  • Is there a chance to talk the report through?

What to expect from a roof survey

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors and services below the roof
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

Your questions about roof surveys in Bush Fair

Should a flat-roofed garage or porch in Bush Fair be checked too?

It is often worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

I let a flat near Harlow Town station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

Surveys for landlords and agents in Bush Fair

Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it as you book and we’ll plan the visit with that in mind.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Why it’s worth a survey now in Bush Fair

If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. In an older home around Bush Fair, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the exact price before booking.
