Common questions in Epping

Will you come out to Epping?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Epping is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you go up on the roof?

Only if it is safe. We look at everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.

Will my insurer pay for an old roof?

Wear and tear is typically excluded from home insurance. We note both storm damage and older defects, so it is clear what we found. How the policy applies is up to your insurer.

Can you tell me if my claim will be paid?

The decision is your insurer’s, not ours. Our report records what is damaged, with photos, and the likely cause, for you to give to your insurer.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

How do I book a survey in Epping?

Just phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day.

Storm damage roof report in Epping

High winds normally affect the parts of a roof that are already exposed or loose. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. Our report records what has happened to your roof, with photos. Where we also see signs of older wear, the report records that too. If you’re worried about damage from fallen branches or debris and gutters pulled loose in the wind, a survey will tell you what’s going on, on flat roofs, flashings and gutters and fascias alike.

Around Epping, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast is not always rain from above, which is why it is worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Wind, rain and roofs in Epping

Older buildings in Essex often have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. The wider area around Epping has a long history of building, with Hill Hall about 2.5 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around Thornwood Common Flood Meadow shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Anyone responsible for a site like Epping Primary School will know that a leak through a large roof is often found some distance from where the water shows inside. Hotels and guest houses near Epping can’t easily close rooms for a leak.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two for a house, or half a day or so for a commercial building. In a smaller place like Epping, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We look at the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Acting for you with the insurer
  • Repair costs or quotes for the work
  • How your policy defines a storm

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. The full list of what we check.

What we look at

  • Flashings
  • Chimney stacks
  • Slate and tile slopes
  • Gutters and fascias
  • Ridges and hips
  • Flat roofs

How the survey changes by roof type

Lead flashings

Lifted flashings let rain run behind them into the roof. We note where this has happened and any damp inside.

Slate roofs

Slates frequently outlast the nails that hold them. We look at whether slipped slates suggest storm damage, older wear or both.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
