What we look for on each type of roof

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

Chimney survey in Epping

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. We survey shared and party-wall stacks, chimney breasts and flaunching, and common reasons people get in touch are a stack that appears to lean and eroded joints in the brickwork.

Trees around homes in smaller places like Epping drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. A visit to a smaller place like Epping is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Epping questions

Is Epping in the area you cover?

Yes, Epping is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Do you cover smaller places like Epping?

We do. A small place gets exactly the same survey as a big one.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Will you walk on the roof?

Only if it’s safe. We check everything that can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. The report is clear about anything that couldn’t be seen.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What we are asked to look at in Epping

A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.

Typical things we’re asked to look at include:

  • Frost-damaged brickwork on the stack
  • Lifted or split lead flashings
  • Damaged chimney pots and cowls
  • Flaunching that has broken away

Take a building like Epping Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • How soon the report will arrive
  • Whether VAT is in the quoted price
  • What experience they bring
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

Chimney surveys around Epping

In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.5 miles south-east lies Hill Hall, a reminder of how long the area around Epping has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Homes near green spaces such as Thornwood Common Flood Meadow can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For an older house near a landmark like Church of St John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs.

Epping is about 4 miles north-east of Loughton, in Essex. We carry out chimney surveys for homes and businesses in Epping and nearby. Across Essex, we cover Epping and the places around it. Our London page covers surveys nearby.

Chimney surveys in CM16 work the same way as everywhere else we cover. You’ll find streets like High Street, Station Road and Twankhams Alley, all of which we cover. You’ll find Epping on the B181 and B182, which makes it simple to reach. We also cover the places around Epping: Ivy Chimneys (1 mile south-west), Steward's Green (1 mile south-east), Fiddlers Hamlet (1 mile south-east), Theydon Garnon (2 miles south) and Hobbs Cross (2 miles south-east). Larger places within reach include Harlow (5 miles north), Brentwood (10 miles south-east), Billericay (14 miles east), Loughton (4 miles south-west), Waltham Abbey (4 miles west) and Stansted Mountfitchet (15 miles north).

How we price chimney surveys

A few things affect what a survey costs:

  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We will tell you which package suits the questions you have.

Helping us price your survey

When you call or email, these details help:

  • Pictures from the garden or a window, if you have them
  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode
  • The style of property, from a terrace to a block

Chimney survey starts from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Glance at the stacks from the street now and then
  • Leave close inspection to people with safe access
  • Keep the report to compare against at the next survey
  • Keep track of stains on chimney breasts

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.
