Chimney surveys for homes and businesses in Fiddlers Hamlet

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. Common reasons to book are a chimney out of line and unused flues sealed without airflow, across lead flashings, brick chimney stacks and chimney breasts.

Some older homes in villages like Fiddlers Hamlet are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Your questions about chimney surveys in Fiddlers Hamlet

Is Fiddlers Hamlet in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Will you come out to Fiddlers Hamlet?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

My chimney looks like it’s leaning. What should I do?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can confirm whether it’s stable.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you walk on the roof?

Only where it’s safe to do so. We check everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

When to book a survey in Fiddlers Hamlet

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

People usually book a survey after spotting something like this:

  • Signs that a stack is leaning
  • Worn or missing pointing
  • Lifted or split lead flashings
  • Spalled or crumbling bricks

For an older house near a landmark such as Saint Alban's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before you book anyone

  • Will the report include photos?
  • Whether the loft space is looked at, where there is one
  • Which limits apply to the survey
  • Their insurance cover

What’s in a roof survey

Local roofs in Fiddlers Hamlet

In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside plenty of post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 1.4 miles south-east lies Hill Hall, a reminder of how long the area around Fiddlers Hamlet has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Homes near green spaces like Roughtalley's Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as Ivy Chimneys Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Areas we can’t view from safe positions
  • Structural calculations for a leaning stack

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Lead flashings
  • Flaunching
  • Chimney breasts
  • Brick chimney stacks

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. The survey usually takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Rural addresses near Fiddlers Hamlet can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Advice

What affects the cost of chimney surveys

Prices always include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

Helping us price your survey

When you call or email, these details help:

  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • What kind of property and roof it is
  • What’s prompted the survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Why act early in Fiddlers Hamlet

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Chimney survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.
