How electronic leak detection works in Fullwell Cross
A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself, to find where it has been breached. We test and report and leave the repair to your roofer. On suitable roofs, it replaces guesswork with a located breach. We then send you the results in a written report. We survey liquid-applied waterproofing, single-ply roofs and flat roof membranes, and common reasons people get in touch are leaks under green or ballasted roofs and breaches around outlets and penetrations.
Flat roofs in smaller places like Fullwell Cross can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away. A flat roof that still holds water days after rain is also worth a closer look.
If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How it works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take a time that depends on the membrane area and the build-up, and we’ll give you a guide when quoting. For a survey in Fullwell Cross, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- You let us know about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- A report with photographs shows where each breach is.
Before we arrive
- Have any paperwork from past roof work to hand
- Have keys ready for side gates, garages or roof access doors
- Keep pets inside or away from the areas we’re looking at

Advice
Questions from Fullwell Cross
Do you cover Fullwell Cross?
We do. Every survey there gets the same written report with photographs.
Will you come out to Fullwell Cross?
Yes. Fullwell Cross is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Will you photograph what you find?
Yes. Photographs are part of every report.
Does ELD include fixing the breach?
No, our part is finding the breaches. Your roofer uses the report to target the repair.
What if it rains on the day?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.
Flat and commercial roofs around Fullwell Cross
Older buildings in Essex frequently have clay tiles and weatherboarding, alongside a good many post-war and newer estates. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Valentines Mansion about 1.8 miles south-west, Fullwell Cross sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you live in an older home near St Francis of Assisi, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building like Clore Tikva School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Different roofs, different checks
Bituminous membranes
ELD is frequently possible on bituminous membranes though the layers below matter.
Green and ballasted roofs
Some layers may need lifting for testing. We discuss this before quoting.
Leave it or get it looked at?
Opening up a roof to hunt for a leak is disruptive. Electronic testing finds the hole first so your roofer knows where to work. Around Fullwell Cross, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

When to book a survey in Fullwell Cross
Roofs covered with paving, ballast or planting hide the membrane. ELD can work on some covered roofs, depending on the build-up.
Signs worth acting on include:
- Leaks showing away from the breach
- Punctures from foot traffic or tools
- Leaks at pipes, outlets or fixings
- Patched roofs that still leak
Landlords with a home close to Seven Kings station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Before you book anyone
- Will the report include photos?
- Whether VAT is in the quoted price
- Whether the loft is part of the inspection

- Flat roof membranes
Can I check my roof myself?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
