Roof leak investigations near Ilford

How a roof leak investigation works in Ilford

On older houses, leaks frequently start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof frequently turns out to be the source. We check parapets, valleys and flashings from every safe viewpoint. The findings are recorded with photos. If you’ve noticed water through the ceiling under a flat roof and water dripping from rafters or underlay, a survey will tell you what’s going on, on valleys and parapet gutters, the roof space and slate and tile slopes alike.

London’s Victorian and Edwardian roofs have often been repaired many times. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. That is as true in Ilford as anywhere in London. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

When to book a survey in Ilford

Every flat roof covering has a working life. A felt roof frequently lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

We are frequently asked to look at:

  • Damp on a chimney breast
  • Stains around a skylight
  • Damp walls below an overflowing gutter
  • Ceiling stains that grow after rain

Take a building like Winston Way Academy: on a building that size, finding the source of a drip means looking well beyond the stain.

Questions to ask before booking

  • How soon the report will arrive
  • What the survey will not cover
  • Their track record with similar roofs
  • What exactly goes into their report

What a roof survey includes

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a roof leak investigation looks like in Ilford

With Valentines Mansion about 0.9 miles north-west, Ilford sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the roof type helps narrow down where water may be getting in.

If you look after a shop, office or commercial unit, for instance near Gallions Reach Shopping Park, a quick answer on where water is coming in keeps a business running. If you live in an older home near St Alban's Church, lead flashings, valleys and old chimneys are typical places for water to get in.

Your questions about roof leak investigations in Ilford

Is my home in Ilford listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Ilford in the area you cover?

Yes, Ilford is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or drop us an email with the address and a few details.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

How quickly is the report sent?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

How much does a roof leak investigation cost in Ilford?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Why act early in Ilford

A leak that returns after a repair normally means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. That’s often what breaks the cycle. In Ilford, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Why book with us

  • Every finding written up with photos

  • Drone and thermal imaging surveys available

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Ilford runs like any other.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

What we need to know

You do not need to know any roofing terms. Just let us know:

  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors

Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Roof by roof

Lead flashings

Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, letting rain run behind the joint.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely.
