About our roof leak investigation in Chigwell
Our roof leak investigations cover Chigwell and the wider South East. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or email us to arrange a visit. We survey flat roof details, lead flashings and the roof space, and the problems we’re asked to look at most are stains around a skylight and wet patches on loft insulation.
In older homes around places like Chigwell, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. Wet battens and insulation in the loft are frequently the first clue.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Honest limits
To be straight with you, a roof survey has limits:
- The repair itself (the investigation finds and reports the cause)
- Water from pipes, tanks or heating systems
- Whether rotten timbers meet design loads
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.
What we check
- Lead flashings
- Chimney stacks
- Slate and tile slopes
- The roof space
- Valleys and parapet gutters
- Flat roof details
- Rooflights and dormers
Before and after the survey
From years of surveys, a few habits stand out:
- Mention any plumbing above the damp area
- Have an electrician check any wet fittings
- Keep a photo record of the damp patch
- Leave roof access to professionals
If the leak turns out to be condensation, the report says so, with recommendations on ventilation. It saves chasing a leak that is not there.
After a downpour, look in the roof space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.
Chigwell: your questions answered
Do you carry out roof surveys in Chigwell?
Yes. We survey roofs across London and the South East, and Chigwell is part of that. You can phone 07833 053749 or email us with the address and some details, and we will talk through which survey suits.
Is my home in Chigwell listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.
What will the report tell me?
Written findings with photos, explaining the condition of the leaking roof, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
When does the report arrive?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Roof leak investigations around Chigwell
In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Valentines Mansion, about 2.9 miles south, is one of the historic houses in the wider area around Chigwell. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you live near a park such as Chigwell Row Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For site and facilities teams at buildings like Limes Farm Infant School and Nursery, tracing a leak on a big roof starts with where the water appears and works back. For an older house near a landmark such as St Winifred, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
Chigwell is about 2 miles east of Woodford, in Essex. If you are in Chigwell, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Chigwell is one of the places in Essex where we work. Our London page covers surveys nearby.

Chigwell sits on or near the A113 and A123, which makes travel easy. Landmarks near Chigwell

Chigwell’s nearest station is Chingford station, about 3.2 miles north-west. Other landmarks nearby include The Epping Forest Museum (3 miles north-west) and Claybury Hospital (0.8 miles south-west). What happens if roof problems are left?
Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. Tradespeople may need to travel further to a smaller place like Chigwell, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. Most visits take about one to two hours, more where the leak is intermittent or the roof is large. In a smaller place like Chigwell, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- We inspect inside and out, starting from the stain.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Getting ready for the survey
- Move anything stored under the loft hatch
- Point out any leaks or damp patches
- Leave side gates unlocked
How to book
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.
