About our flat roof survey in Enfield Island Village

Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. Typical surveys look at a sagging deck under the covering and edge trims that have lifted or split, on GRP fibreglass, felt flat roofs and EPDM rubber.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Enfield Island Village, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Local flat roofs in Enfield Island Village

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses such as Forty Hall, about 2.3 miles west, show how far back building in the area around Enfield Island Village goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Enfield Lock station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For a London address like Enfield Island Village, it helps to know about controlled parking before the day.

When you need someone else

In fairness, a roof survey has limits:

  • Fragile surfaces, which we don’t walk on
  • What’s under the membrane without opening it up
  • Structural calculations, which need a structural engineer

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before booking. The full list of what we check.

What this survey covers

How the survey works

Once we have finished looking, we write up our findings as a report with photos, emailed to you. On timing, most surveys take roughly 1–2 hours for a house, or half a day or so for a commercial building. In a London area like Enfield Island Village, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

FAQs for Enfield Island Village

Will parking be an issue for a roof survey in Enfield Island Village?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is Enfield Island Village in the area you cover?

Yes, Enfield Island Village is within the area we cover. Our area covers London and South East England. Just call 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about one to two hours for a house, with bigger or more complicated roofs taking longer. The written report follows by email.

Will you walk on the flat roof?

Only where it is safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we will explain what’s needed.

What affects the price in Enfield Island Village

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check from a window for ponding after heavy rain
  • Keep records of when the roof was laid and what work has been done
  • Limit foot traffic on the covering
  • Note any new marks on ceilings beneath the roof

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Common roof problems in Enfield Island Village

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

It is worth booking a survey if you’ve seen:

  • Signs of deflection in the roof deck
  • Failed upstands where the roof meets a wall
  • Pools of water lying on the roof
  • Outlets choked with leaves and silt

If you live in an older home near Ss Peter and Paul Church, flat-roofed rear additions and dormers added over the years are worth checking.

What to check before booking

  • Which parts of the roof they’ll actually see
  • Whether any drone flown is registered with the CAA
  • Their track record with similar roofs
  • Will the report include photos?
