What we’re asked to look at in Brimsdown
Buildings put up or refurbished before 2000 may contain asbestos. It is often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.
Most people get in touch after spotting something like this:
- Slipped or missing slates and tiles
- Standing water on a flat extension roof
- Patch repairs that may hide an ongoing problem
- Chimney mortar that has eroded
If you own a rental within reach of Brimsdown station, a roof report gives you a clear picture before you buy or settle up with a roofer.
Before you book anyone
- Their report turnaround times
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Will they check the loft as well as the outside?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Pre-purchase roof survey in Brimsdown: what you get
The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey on weekdays, Saturdays and Sundays, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey clay and concrete tiles, gutters and downpipes and flat-roofed extensions and dormers, and the problems we’re asked to look at most are signs of past leaks inside the loft and standing water on a flat extension roof.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Brimsdown could be any of them. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. London terraces rarely offer a view of the whole roof from one spot, so in Brimsdown we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Leave side gates unlocked
- For flats, make sure roof access has been agreed
- Have any paperwork from past roof work to hand

Advice
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Check the lease for roof repair responsibilities
- Notice patches of new decoration in top-floor rooms
- Arrange the survey as soon as your offer is agreed
- Ask for loft access on the day
It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, especially where we’ve found patch repairs.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
What this survey can’t tell you
Before booking, it’s worth knowing what a survey will not do:
- Faults hidden behind ceilings, boards or coverings
- Whether the price should change, which is between you and the seller
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before booking. The full list of what we check.
What we check
- Chimney stacks
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Natural slate
- Lead flashings and valleys
- The roof space
FAQs for Brimsdown
Can you fly a drone over a roof in Brimsdown?
It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Can parking be tricky for a visit in Brimsdown?
It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.
Do you work in Brimsdown?
Yes, we do. Brimsdown is part of the area we cover, and the service is the same as everywhere else we work.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It complements one rather than replacing it.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Should I get a roof survey as well as a RICS home survey?
It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Brimsdown homes and their roofs
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If your home is one of the older ones in the streets near Ss Peter and Paul Church, the roof may have had decades of patch repairs, and the survey shows where they are. Forty Hall, about 2 miles west, is one of the historic houses in the wider area around Brimsdown. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Roof by roof
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason.
Clay and concrete tiles
Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.
