DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

About our flat roof survey in Forty Hill

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We survey GRP fibreglass, EPDM rubber and single-ply membranes, and people most frequently book us about failed seals around rooflight kerbs and dips that suggest the deck is deflecting.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Forty Hill, the flat roof is often a shared part of the building.

Where we cannot see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for a house, and more on a big or complicated roof. In Forty Hill, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • Leave side gates unlocked
  • Check the loft hatch can be reached
  • For flats, check roof access has been agreed

Advice

What a flat roof survey looks like in Forty Hill

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Forty Hill is one of them, bay roofs, hips and later dormers each have their own details. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Forty Hall, about 0.3 miles north, is one of the historic houses in the wider area around Forty Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Worcesters Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Turkey Street station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If yours is one of the older homes in the streets near Jesus Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

What this survey cannot tell you

Before you book, it is worth knowing what a survey won’t do:

  • Whether the deck or joists are strong enough
  • Asbestos testing, which needs a specialist asbestos surveyor
  • A promise that the roof won’t leak in future

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What we look at

  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs
  • EPDM rubber

Surveys for landlords and agents in Forty Hill

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Why get it checked now?

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Questions from Forty Hill

Do you carry out roof surveys in Forty Hill?

Yes, Forty Hill is one of the places we work. The survey and report are the same in Forty Hill as anywhere else.

Can parking be tricky for a visit in Forty Hill?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Will the survey show why my flat roof is leaking?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we’ll say so and suggest what would help.

Do you check flat roofs for asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Prices for flat roof surveys in Forty Hill

Prices always include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can safely be seen

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What to let us know when you get in touch

A little information up front helps. It helps to include:

  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside
  • Access details, such as a loft hatch or a shared roof
  • Any deadline, such as an exchange date

A quick phone call is typically the easiest start: call 07833 053749 or send us an email. You’ll have a price before anything is arranged.
