How a thermal roof survey works in Bush Hill Park
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It’s important to know that the camera shows temperature, not water, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey loft conversions, flat roofs and commercial roofs, and common reasons people get in touch are leaks that are hard to trace and damp around chimneys and parapets.
London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Bush Hill Park, the address is checked against all of them, and where permission is needed, the flight waits for it.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Leave the roof to people with safe access
- Talk to us about the weather when booking
- Keep dated photos of any marks on ceilings
- File the images with your roof records
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
Signs you need a thermal roof survey in Bush Hill Park
After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.
Most people get in touch when they’ve noticed something like this:
- Damp around roof outlets and upstands
- Possible trapped moisture under a flat roof covering
- Water getting in at parapets and stacks
- Gaps in loft insulation
Controlled parking zones are common in London, so mention any permit rules for Bush Hill Park, along with any off-street space.

Bush Hill Park questions
How do I find out if my home in Bush Hill Park is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Can parking be tricky for a visit in Bush Hill Park?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Will the camera show exactly where the water is?
Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
Can thermal imaging show missing insulation?
Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.
What insurance do you have?
We hold professional indemnity and public liability insurance.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
Is thermal imaging good for finding leaks?
It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings, as the camera alone cannot prove a leak.
What we can’t see
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- What’s inside walls or under coverings, without opening up
- Reliable images in rain, strong wind or on a wet roof surface
- Whether the deck or roof structure is strong enough

What we check
- Loft conversions
- Commercial roofs
- Insulated roof spaces
- Ceilings below the roof
- Pitched roof slopes
- Flat roofs
How it works
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Bush Hill Park, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Dig out any old roof reports or invoices
- Note where any stains or damp appear
How to book
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
Related advice
Leave it or get it looked at?
Before replacing a large flat roof, it is useful to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.
Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Flying and imaging in Bush Hill Park
The wider area around Bush Hill Park has a long history of building, with Forty Hall about 1.9 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you look after a shop, office or commercial unit, for example near Edmonton Green Shopping Centre, large commercial roofs are often easiest to see from the air or with a thermal camera. The streets around a church like St Stephen's Parish Church are frequently among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

What we look for on each type of roof
GRP fibreglass roofs
GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.
Loft insulation
Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.
