Your questions about pre-purchase roof surveys in Bush Hill

Are there drone restrictions around Bush Hill?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying.

Is my home in Bush Hill listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you need to get into the loft?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we will help you choose.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

How long does a pre-purchase roof survey take?

On site, it typically takes roughly 1–2 hours for a house, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.

Pre-purchase roof surveys for homes and businesses in Bush Hill

If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that is often not the individual flat owner. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. We are often asked to look into gaps where slates or tiles have come loose and blocked or leaking gutters, on clay and concrete tiles, flat-roofed extensions and dormers and lead flashings and valleys.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Bush Hill could be any of them. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Practical tips

These tips come from what we see on roofs every week:

  • Ask who repairs the roof under the lease
  • Ask when the roof was last worked on
  • Request records of any re-roofing
  • Mention any deadline when you contact us

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Advice

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Why get it checked now?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. In Bush Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

What we look for on each type of roof

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide.

Do you need a pre-purchase roof survey in Bush Hill?

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. It is a frequent finding on older houses and easy to miss from ground level.

A survey makes sense if you’ve noticed:

  • Quick fixes on flashings and valleys
  • Slates or tiles that have slipped or gone
  • Chimney mortar that has eroded
  • Blocked or leaking gutters

For landlords with property near Grange Park station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Questions to ask before booking

  • What insurance they carry
  • Whether any drone flown is registered with the CAA
  • What the report includes, and whether it has photographs
  • Which parts of the roof they’ll actually see

What a roof survey includes

Bush Hill homes and their roofs

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 2.1 miles north lies Forty Hall, a reminder of how long the area around Bush Hill has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you live in an older home near Grange Park Methodist Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. As a London address, Bush Hill can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised.
