What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The condition of the rest of the building (that is a RICS home survey)
  • How the roof will behave in every kind of weather
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.

Roof types and parts we check

  • Lead flashings
  • Natural slate
  • Clay and concrete tiles
  • Flat roofs
  • Chimney stacks
  • Ridges, hips and valleys
  • The roof space

About our roof survey in World's End

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We’re frequently asked to look into debris building up in roof valleys and gaps in the roof where coverings have gone, on clay and concrete tiles, natural slate and lead flashings.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in World's End with this kind of roof, the hidden gutter is one of the first things to check.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Different roofs, different checks

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

How we price roof surveys

Prices always include VAT. The things that change the price are:

  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • The number of roofs, including extensions and garages

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Getting in touch

What helps most when you contact us:

  • What kind of property and roof it is
  • Where the property is, with the postcode
  • When you need the report by
  • Access details, such as a loft hatch or a shared roof

Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or email us to find out.

What a roof survey looks like in World's End

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you look after a building such as Grange Park Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Oakwood Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Why act early in World's End

A roof that has had no attention for years can surprise you. A survey sets a baseline, so you can compare it next time. In World's End, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

Do you need a roof survey in World's End?

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Typical things we’re asked to look at include:

  • Gutters that overflow in heavy rain
  • Crumbling chimney pointing or cracked flaunching
  • Flashings that have come away from the wall
  • Worn or blocked valleys

Shop and office owners around Edmonton Green Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Questions to ask before you book

  • Their track record with similar roofs
  • Will they check the loft as well as the outside?
  • Is there a chance to talk the report through?
  • When you will get the report

What a good roof survey covers

How the survey works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about one to two hours for most houses, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Make sure pets are kept safely away
  • Find any records of previous roof work
  • For flats, check roof access has been agreed

Getting a price

Questions from World's End

Can you fly a drone over a roof in World's End?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Will parking be an issue for a roof survey in World's End?

Parking in World's End, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Do you look in the roof space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

How do I arrange a roof survey in World's End?

To book, phone 07833 053749 or email us and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

How long does the visit take?

Allow between one and two hours on an ordinary house, and more on a big or complicated roof. We’ll confirm what to expect when we arrange the visit.
