Roof leak investigation in World's End: what you get
We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’ve noticed staining where a gutter or parapet meets the wall and leaks that appear only in driving rain, we can find out what’s behind it.
London’s Victorian and Edwardian roofs have frequently been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. That’s as true in World's End as anywhere in London. A written record with photos helps you explain what was found to whoever deals with it next.
What you get is a clear record of the leaking roof on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

How we price roof leak investigations
All our prices include VAT. The things that change the price are:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- How many separate roofs there are, such as extensions, dormers and garages
- How big the roof is
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
Helping us price your survey
A little information up front helps. Please include:
- What’s prompted the survey
- When you need the report by
- Where water is showing inside, if it is
- How the loft is reached, if there is one
If you have photos of the roof, send them over. Take them safely from ground level or a window. To get started, call 07833 053749 or drop us an email.
Why get it checked now?
Damp in a ceiling or loft can lead to mould. It is unpleasant, and it’s harder to deal with once established. Finding the leak comes first. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

How the survey works
We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. In World's End, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
How to prepare
- Keep pets inside or away from the areas we are looking at
- Point out any leaks or damp patches
- Have keys ready for side gates, garages or roof access doors
Getting a price

Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.
World's End: your questions answered
How do I find out if my home in World's End is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover World's End?
Yes, World's End is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Can thermal imaging help find my roof leak?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
Does the investigation include the repair?
A leak investigation finds and reports the likely source. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.

What else we do in World's End
World's End roofs and the weather
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the roof type helps narrow down where water may be getting in. About 2.4 miles north-east lies Forty Hall, a reminder of how long the area around World's End has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near St Peter's Church, lead flashings, valleys and old chimneys are typical places for water to get in. Living close to Oakwood Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Roof by roof
Flat roof upstands and outlets
On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.
Slate and tile slopes
A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.
Common roof problems in World's End
Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.
It’s worth booking a survey if you’ve seen:
- Damp underlay across a wide area
- Water through the ceiling under a flat roof
- Water marks that spread in wet weather
- Staining where a gutter or parapet meets the wall
If you own a rental within reach of Grange Park station, tracing a leak quickly matters when a tenant is living with it.
