New roof snagging for Grange Park homes and businesses

New roof snagging in Grange Park

We report on what we see, with photos and clear descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report does not price repairs or settle who is responsible, but it describes what we saw in plain terms. We survey new-build homes, flashings and valleys and ridges and verges, and people most often book us about tiles or slates sitting out of line and underlay not dressed into the gutter.

London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door. That matters for anyone buying in Grange Park or checking a new roof there: only the parts we’re given access to and can see safely are inspected. For a flat, the lease typically says who looks after the roof.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

Different roofs, different checks

Flashings

Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.

Ridges, hips and verges

Cracked mortar or loose ridge tiles on a new roof are worth raising. They’re recorded with photos.

What affects the cost of new roof snagging

To price your survey, we look at:

  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • House, block, shop or office

To find out what your survey will cost, phone 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.

Helping us price your survey

  • The property’s address and postcode
  • The reason for the survey, like buying, a leak or storm damage
  • When you need the report by
  • Any marks or damp showing indoors

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

Why act early in Grange Park

Specific, photographed snags are easier to discuss than a vague worry. It keeps the focus on what can be seen. In Grange Park, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours on an ordinary house, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

How to prepare

  • Keep pets inside or away from the areas we’re looking at

Local roofs and buyers in Grange Park

Historic houses such as Forty Hall, about 2 miles north-east, show how far back building in the area around Grange Park goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you let a flat or house near Grange Park station, a written report helps before buying a rental or paying for a new roof on one. Parking in Grange Park, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when booking, as a space near the door cannot be promised. If your home is one of the older ones in the streets near Church of St Mary Magdalene, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

  • Legal advice on your contract
  • How the roof will perform for years to come

Grange Park questions

Will parking be an issue for a roof survey in Grange Park?

Parking in Grange Park, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Is Grange Park in the area you cover?

Yes, Grange Park is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

Can you see the fixings under the tiles?

No. We don’t open up the new roof so hidden fixings aren’t visible to us. The report says what could and couldn’t be seen.

Can you settle a dispute with my builder?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Which parts of the roof does snagging cover?

All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. The roof space is looked at where there is safe access and check for damage left by the job.
