Storm damage roof reports in Grange Park

Storm damage roof reports for homes and businesses in Grange Park

The Financial Ombudsman looks at three things when it considers a storm damage complaint: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. You or your insurer can check the weather for the date. If you’ve noticed cowls or aerials dislodged in the wind and gaps where slates or tiles have gone, we can find out what’s behind it, on slate and tile slopes, flat roofs and gutters and fascias alike.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Grange Park, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why act early in Grange Park

Leaving storm damage can let water into the loft space and rooms below. Further water damage can blur what the storm actually did. Emergency temporary protection should be arranged with a roofer. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Signs you need a storm damage roof report in Grange Park

Roofs that were already worn are more likely to suffer in a storm. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. Our report notes both the storm damage and any older wear.

Look out for signs like these:

  • Holes or cracks caused by debris
  • Broken or displaced guttering
  • Cowls or aerials dislodged in the wind
  • Stains appearing after strong winds

Living close to Enfield Town Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Questions to ask before you book

  • Their drone registration, if they fly one
  • Which parts of the roof they’ll actually see
  • When you’ll get the report
  • Whether the loft is part of the inspection

Questions from Grange Park

Will parking be an issue for a roof survey in Grange Park?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

How do I find out if my home in Grange Park is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is wear and tear covered by insurance?

Wear and tear is usually excluded from home insurance. We note both storm damage and older defects, so it is clear what we found. How the policy applies is up to your insurer.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you cover Grange Park?

Yes. We survey roofs across London and South East England, and that includes Grange Park.

Useful tips for Grange Park property owners

Over many surveys, some simple habits stand out:

  • Check how your policy defines a storm
  • Keep a note of the date of the storm
  • Check your policy for how to report damage
  • Arrange temporary cover with a roofer if rain is getting in

You get the report by email and pass it to your insurer yourself. It’s your record to use.

Store invoices and reports for any roof work. They can help show the roof was looked after.

Wind, rain and roofs in Grange Park

The wider area around Grange Park has a long history of building, with Forty Hall about 2 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

For an older house near a landmark like Church of St Mary Magdalene, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you look after a shop, office or commercial unit, for instance near Edmonton Green Shopping Centre, a quick answer on where water is coming in keeps a business running.

Grange Park is about 3 miles north-west of Edmonton, in Greater London. We carry out storm damage roof reports for homes and businesses in Grange Park and nearby. Our area takes in places right across Greater London. London is in our area too.

What affects the price in Grange Park

Not every roof costs the same to survey, for these reasons:

  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available

To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

What to tell us when you get in touch

Here’s what helps us most when you get in touch:

  • Photos of the roof, taken safely from the ground or a window
  • What made you get in touch
  • The style of property, from a terrace to a block
  • Dates you are working to, such as exchange

A quick phone call is typically the easiest start: ring 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. In Grange Park, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there is access, for water damage.
  3. The roof is inspected from ground level, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

Before the survey

  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices

Slate roofs

Slates often outlast the nails that hold them. The report records whether slipped slates look like storm damage or older wear.

Clay and concrete tiles

Broken or missing tiles leave the underlay exposed to rain. Each gap is recorded with a photo.
