What happens if roof problems are left?

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

All our prices include VAT. Thermal roof survey starts from £400, including VAT. We confirm the price for your roof before booking.

Thermal roof survey in East Barnet

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It is important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey ceilings below the roof, pitched roof slopes and loft conversions, and common reasons people get in touch are wet areas near outlets and upstands and gaps in loft insulation.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in East Barnet as anywhere. Tell us about the building and access as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in East Barnet moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it is shared

How to book

Not sure which survey you need? It’s easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Airspace, weather and East Barnet roofs

With Heath Hall about 4.2 miles south, East Barnet sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you look after a building such as Church Hill School, thermal images can show where wet insulation sits under a big flat roof. Take an older house close to St Mary the Virgin: thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you look after a shop, office or commercial unit, for instance near Grand Arcade, large commercial roofs are frequently easiest to see from above or with a thermal imager.

What a thermal roof survey does not cover

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • What’s inside walls or under coverings, without opening up
  • Readings unaffected by sun, shade or reflections
  • Confirming water without moisture readings

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before you book. What a survey covers and doesn’t.

What we check

  • Ceilings below the roof
  • Flat roofs
  • Commercial roofs
  • Loft conversions
  • Insulated roof spaces
  • Pitched roof slopes

Your questions about thermal roof surveys in East Barnet

Can you fly a drone over a roof in East Barnet?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Can parking be tricky for a visit in East Barnet?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Does thermal imaging detect leaks directly?

The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.

Is East Barnet in your area?

Yes. East Barnet is part of the area we cover.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Different roofs, different checks

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We look at cracks by eye and use the images to see whether there is a pattern around them.

Loft insulation

Heat loss shows most clearly when it is warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

How we price thermal roof surveys

Prices vary from roof to roof, for these reasons:

  • The number of roofs, including extensions and garages
  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What we need to know

If you can, have these to hand when you contact us:

  • What’s prompted the survey
  • Access details, such as a loft hatch or a shared roof
  • Any deadline, like an exchange date
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or use the contact form.
