East Barnet Roof Survey
An experienced roof surveyor for roof surveys in East Barnet. Over 5,000 surveys and 20+ years behind us.
- Lifted, split or missing lead flashings
- Cracked mortar along the ridge
- Loose chimney pots
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Ask about a flat roof on an extension or garage too
- Photograph stains when they appear
- Let us know about any leaks or stains you’ve seen
- Watch for slipped slates after bad weather
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.
Every so frequently, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
How a roof survey works in East Barnet
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We survey chimney stacks, ridges, hips and valleys and lead flashings, and common reasons people get in touch are leaking gutter joints and downpipes and lifted, split or missing lead flashings.
London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in East Barnet as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What else we do in East Barnet
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Whether the roof structure meets design loads
- Faults hidden behind ceilings or boarding
- How the roof will behave in every kind of weather
If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.
Roof types and parts we check
- Chimney stacks
- The roof space
- Flat roofs
- Lead flashings
- Natural slate
- Ridges, hips and valleys
- Clay and concrete tiles
How it works
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for a house, though large, tall or awkward roofs take more time. In a London area like East Barnet, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
How to prepare
- Jot down any questions you want answered
- Make sure the loft hatch can be reached
- Dig out any old roof reports or invoices

When to book a survey in East Barnet
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.
These are some of the problems a survey can pick up:
- Worn lead at chimneys and abutments
- Debris building up in roof valleys
- Ridge tiles that have lifted or moved
- Torn or sagging underlay
The streets around a church such as St Mary the Virgin are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Questions to ask before booking
- What happens after the report arrives
- Whether the loft space is looked at, where there is one
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- What the report includes, and whether it has photos
East Barnet homes and their roofs
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Landlords with a home close to Oakleigh Park station may find that a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Church Hill School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

How we price roof surveys
Our packages start from £150, inc. VAT. The price for your roof depends on:
- How tall the building is and how easy the roof is to see
- The use of thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- Which survey package you book
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
Getting in touch
A few details help us suggest the right survey and price. When you contact us, it helps to mention:
- The address and postcode of the property
- The reason for the survey, like buying, a leak or storm damage
- The type of building and roof, such as pitched or flat
- Dates you’re working to, like exchange
We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
Why get it checked now?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Questions from East Barnet
Can a landlord with a rental near Oakleigh Park station book a roof survey?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Will parking be an issue for a roof survey in East Barnet?
Parking in East Barnet, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.
How long does a roof survey take?
The visit typically takes about one to two hours on an ordinary house, and more on a big or complicated roof. We’ll confirm what to expect when we arrange the visit.
Do you go up on the roof?
Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.
