Pre-purchase roof survey in Whetstone: what you get
Buyers in Whetstone and right across London and South East England use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, call 07833 053749 or use the contact form. Common reasons to book are loose pots and cracked flaunching and lead that has worked loose at a wall or chimney, on chimney stacks, gutters and downpipes and the roof space.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Whetstone or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease normally says who looks after the roof.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

How the survey changes by roof type
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack.
The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take an hour or two at a typical home, and about three to four hours for a commercial roof. In Whetstone, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. For a purchase or a newly finished roof, the materials decide which details matter most.
If your home is one of the older ones in the streets near Church of St John, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. - Where any leaks, stains or damp patches show inside
- The kind of building and roof involved
- The reason for the survey, such as buying, a leak or storm damage

Useful tips for Whetstone property owners
Here are a few things we’d tell any owner, before and after a survey:
- Pass the findings to your conveyancer
- Mention any deadline when you get in touch
- Ask for loft access on the day
- Request records of any re-roofing
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s.
Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.
Why it is worth a survey now in Whetstone
Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.
Why us?
- Covered by professional indemnity and public liability insurance
- An independent look at the roof
- Thermal imaging and drones used where they help

DIY checks: what’s safe
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Whetstone: your questions answered
Will parking be an issue for a roof survey in Whetstone?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
Is my home in Whetstone listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will you climb onto the roof?
Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
When should I book a pre-purchase roof survey?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.
